Projected returns mean nothing to them.

This is a Family Office based in the UK that will lend £10M-£200M+ on real estate, securities, aviation, marine, art, or collectibles across the USA, UAE, Central Europe, and the UK.

None of that matters until you answer one question.

"What's the exit?"

I've never seen a Family Office build its entire process around one variable like this.

- Multiple exit paths required to review the deal
- No reliance on a single outcome to get repaid
- Conservative leverage by design, not by accident
- Structure agreed before pricing is even discussed
- Terms and interest rates are fair for private credit
- They can get the deal closed in 30-days or less

Something else I found interesting is that they lend against what you paid, not what it's worth.

They'd rather underwrite something that already happened than something someone is hoping will.

That eliminates most deals at the door. But it's also exactly how they've preserved wealth this long.
