A pension fund just backed a £500m property lender.
Offering development finance in the UK and Europe...
Pluto Finance has passed £500m of commitments into Lending Vehicle VIII, its evergreen development and property lending fund.
The UK's largest private pension fund is a part-owner.
- £500m+ committed
- Evergreen structure - no fixed fund life
- £95m+ credit-approved within weeks of the raise
- Backers are pension funds and insurers
- Loans from £1m bridging to £150m development
- Senior pricing highlighted from 3.95%
- Stretch senior relaunched, up to 90% of costs
- £4bn+ lent since 2011, 10,000+ homes delivered
The evergreen part is what most people skip over.
No fund life means no forced exit, so they can keep recycling into the same borrowers. Over 65% of their development lending goes to people who have already borrowed from them once.
That's a very different business to a 10-year closed-end fund chasing an IRR clock.
And that's only one of their books.
Alongside it, they run a separate £2bn partnership with Blackstone Real Estate Debt Strategies. Bigger tickets, different borrowers, more of Europe.
- Tickets of £25–100m
- Mid-market development and investment
- €93m deployed to German logistics and retail
- Germany, Netherlands, Ireland, Spain, Portugal
Banks pulled back from development risk after 2008 and never really came back.
Pension money moved in behind them and is now competing on rate.
Is Private Credit starting to underprice the banks?
